Sensio Air for commercial buildings

The air on every floor, measured wherever people are.

A shop, a clinic, offices and hotel rooms can share one address and almost nothing else. Each has its own air, its own risks and its own person who needs to know. Sensio Air is a small optical sensor that goes on a ceiling, in a wall socket or on a shelf and watches the room all day. It tells each team what is in their air, and tells the building what to do about it.

One sensor per room

What it watches in each room

CO₂Climbs as a room fills. The clearest sign a space needs fresh air.
VOCsVapours from cleaning products, disinfectants, paint and new fit-outs.
MoldSpores identified as they appear, down to the species.
PollenGrass, tree and weed pollen carried in through doors and windows.
Dust mitesFragments in the air, a common trigger for allergies and asthma.
Pet danderCarried in on clothes and luggage, and left behind in rooms.
TemperatureComfort, and an early sign that heating or cooling is struggling.
HumidityToo damp and mold grows. Too dry and eyes and throats complain.
On the ceiling
In a wall socket
On a shelf

It needs power and Wi-Fi. There are no samples to collect, no reagents and nothing to refill.

Floor by floor

Every space has its own air, and its own person who needs to know.

The same sensor goes into every room. What changes from floor to floor is what matters in the air, and who hears about it.

Levels 3 and 4

Hotels

A room that welcomes each guest with clean air.

  • Ready rooms. After housekeeping, see that the cleaning vapours have cleared before the next guest checks in.
  • Allergies. Dust mites, dander, pollen and mold followed room by room, so you know which rooms suit a guest with allergies.
  • Damp, caught early. A bathroom that stays humid while mold spores appear is flagged weeks before a stain shows.
  • Empty rooms. Ventilation and cooling can ease off in rooms nobody is in.
Level 2

Offices

Clear air for clear thinking.

  • Meeting rooms. A closed meeting room fills with CO₂ faster than anywhere else on the floor. Ventilation steps up before it goes stuffy.
  • Focus. Research on indoor air finds that thinking measurably slows once CO₂ passes about 1,000 ppm. Read our indoor air white paper.
  • Comfort. Temperature and humidity by zone, so a complaint can be checked against a reading.
  • Tenants. Scheduled PDF reports for tenants, owners or the facilities team.
Level 1

Clinics

A room that is ready for the next patient.

  • Between patients. VOCs from disinfectants followed until they clear, so you can see a treatment room is ready before anyone walks in.
  • Waiting rooms. CO₂ shows how well a full waiting room is being ventilated.
  • Sensitive patients. Pollen, mold, dust mites and dander identified as they arrive, for the people they trouble most.
  • History. Every room's readings kept, ready to show when someone asks.
Ground floor

Retail

Freshness you can measure.

  • Busy hours. CO₂ follows footfall, so fresh air follows the crowd and not the clock.
  • Fresh aisles and stockrooms. Temperature and humidity watched where produce and stock are sensitive to them.
  • Staff. The team is on the floor all day, and so is the sensor.
  • New fit-outs. VOCs from new fixtures, flooring and paint followed day by day until they settle.

The cards are example messages. Alerts go out by email, Slack or text, to whoever you choose.

Across the building

Every floor on one screen. One message when something needs doing.

The people who run the building see the shop, the clinic, the offices and the hotel floors together, with the history behind each one. Nobody has to sit and watch it. Alerts go out by email, Slack or text, and a single message says which rooms to check and what for.

Sensio AIHey Sam, the building is healthy today. We stepped up ventilation on Level 2 as CO₂ built up in the meeting rooms, and eased it off in nine empty hotel rooms.

Chemicals in the air

Know what the cleaning, the disinfectant and the new fit-out left behind.

Volatile organic compounds come off cleaning products, disinfectants, paints, adhesives, air fresheners and new furniture. In a closed room they linger, and the next guest, patient or shopper walks into them. Sensio follows the VOC level around the clock, so you can see a spike, find what caused it and air the room before anyone comes in.

After cleaning
See that a hotel room or a treatment room has cleared before it is used again.
After a fit-out
Follow a refitted shop or a repainted floor day by day until it settles.
Choosing products
Compare cleaning products by what they actually leave in the air.

Sensio reports the total VOC level in a room. It does not name individual chemicals.

An illustration, not measured data. The shaded band is the gap between check-out at 11:00 and check-in at 15:00. Housekeeping pushes VOCs up, they fade slowly in the closed room, and a ventilation purge clears them before the next guest arrives.
Maintenance and cleanliness

Clean and repair the rooms that need it, not the ones next on the rota.

Dust, dander and mite levels show which rooms are due a deep clean and whether the last one worked. Humidity that stays high while mold spores start to appear points to a leak or a failed extractor weeks before a stain does. A floor that never quite reaches temperature points to the plant, not the thermostat.

Mold, caught early
Spores identified live and resolved to five species, where a lab plate takes two to three days.
Cleaning you can check
Allergen levels before and after, room by room.
Plant problems

The sensor itself
Factory-calibrated. No samples, no reagents, nothing to refill.

Building automation

The building responds on its own.

Sensio speaks BACnet/IP and has an open API, so its readings go straight into the building management system you already have. When CO₂ builds in a meeting room on Level 2, the ventilation for that room steps up, and steps back down when the air clears. Nobody has to notice, and nobody has to remember to turn it off.

Cloud API
For tenant apps, lobby displays and your own tools.
Rules you set
Limits per kind of space, since a treatment room and a shop floor should not share one. Alerts go to people, to the building, or both.

Electricity

Run the plant for the people in the building, not for the clock.

Most buildings ventilate on a timetable: every floor, the same hours, whether a room holds forty people or none. A mixed-use building never fills all at once. The shop peaks at lunch and after work, the offices empty in the evening, and the hotel fills up as they do. With a live reading in each room, fans, heating and cooling can follow what is actually happening.

On demand
Ventilation tied to the CO₂ in each room instead of a fixed schedule.
Empty rooms
CO₂ settling back to outdoor levels shows a room has emptied, so the plant can ease off: a hotel room at midday, a meeting room between bookings.
Proof
Before and after, in your own readings, floor by floor.

What this saves depends on your building and how it runs today. We work it out with you from your own data.
